TROUBLED ASSET RECOVERY ALLIANCE

TARA has one focus: to maximize the value of your non-performing real estate assets and return your invested capital and profits as quickly as possible.

TARA is a partnership among three veteran real estate professionals and their respective companies. We formed this alliance responding to the growing need for senior level real estate portfolio management. We provide you with turnkey service, providing everything you need to analyze, stabilize, and dispose of your assets. We have in-house asset management, property management, construction management, and brokerage services for all the real estate assets in your portfolio, including vacant land, retail, and office, industrial and multi-family properties.

TARA will serve as your “Special Ops” team and your in-house Commercial REO department:

  • Scott Auker, head of the Asset Management Team, will serve as your point person throughout the process, giving you a single point of contact for all of your needs.

  • A.J. Belt, head of the Property Management Team, will immediately secure your assets and provide all maintenance, repairs, tenant and vendor communications, accounting, banking and reporting as needed.

  • Pike Rowley, head of the Disposition Team, will focus on the strategic positioning of your asset to best maximize its value.

TARA will first provide you with a comprehensive Strategic Disposition Plan (SDP). We will review every asset in your loan portfolio and outline the available disposition and recovery strategies ranging from an immediate sale to a longer term plan implementing a combination of our asset management services in order to stabilize the asset and command a higher market-rate sale. The adage “Price or Speed ... Pick One” applies here. To increase price you must decrease the speed of sale, and to increase speed you must decrease the price. We will also determine the profile of a generic buyer for the asset(s) and structure a marketing plan pinpointed to the targeted buyer. We will review all of these options with you, outline the advantages and disadvantages of each, and upon your approval pursue the course of action which best meets your needs.

TARA’s fee structure assures you that we share the common goal of maximizing the value of your portfolio. Our primary compensation results from a market disposition (brokerage) fee which is a percentage of the asset sale and is paid from the sales proceeds. The greater the amount recovered for you, the greater our fee. Our various asset and property management services are billed at industry standard rates to the extent they are required.

TARA was formed for times such as these. The principals have been in the business long enough to have experienced adverse economic conditions. We have been service providers for the FDIC, RTC, as well as numerous banks and life insurance companies for the management and disposition of their troubled assets. We are in the commercial real estate trenches every day. We know values. We know the intricacies of dealing with a multitude of property types. We know the players in the game. We will get your properties sold at the highest price as quickly as possible.



SCOTT AUKER

Scott Auker, the principal of ADI, is an accomplished real estate professional having been involved with the development, construction, or management of over 5,000 multi-family units and 1,000,000 s.f. of commercial projects across the Midwest and Eastern United States.

Mr. Auker formed ADI in 2001 and since then has been involved with numerous projects ranging from the ground-up development and construction of Puerta de Palmas, a 198-unit high-rise building, to Bahia Delray, a 236-unit renovation and condo conversion project, to Oasis, a 256 unit rental community. Currently, ADI focuses exclusively on acquisition of existing multi-family properties and providing professional asset management services.

Prior to establishing ADI, Mr. Auker was involved with numerous national multi-family developers, including JPI, Altman, and Clark Realty where he led multi-family rental development efforts in Virginia, Maryland, North Carolina, Ohio, Illinois, and Florida. Mr. Auker also held various construction management positions for Clark Construction, a national commercial construction company.

Mr. Auker holds a Masters in Business Administration (M.B.A.), with a specialization in Real Estate and Urban Development, from The American University and a Bachelor of Architectural Engineering (B.A.E.), with a specialization in Construction Management, from the Pennsylvania State University. He resides in Fort Lauderdale where he is very active in local church and charitable organizations.


A.J. BELT

Mr. Belt is the Chief Operating Officer of DBR & Associates, LLC which currently manages approximately 4.0 million square feet of commercial property throughout the Southeast U.S. including a $500 million publicly traded commercial real estate investment fund (DIM Vastgoed N.V., a Dutch corporation traded on the Euronext Amsterdam Exchange) created by Mr. Belt and his business partner in 1996. DBR & Associates’ responsibilities range from brokerage services relating to acquisition and disposition of assets, leasing, asset management, construction management and property management throughout the commercial real estate sector including retail, office, mixed-use and residential. Mr. Belt has been in the commercial real estate business since 1983 and holds a Bachelor of Science in Business Administration from the University of North Carolina-Chapel Hill. PIKE ROWLEY

Mr. Rowley is the principal of Rowley Group and has been leasing and selling office and industrial property in South Florida since 1983 primarily on behalf of major institutional clients such as American Express, ABN-AMRO, SunTrust Bank, FDIC, RTC, Duke Realty and TA Associates Realty. In 1998 Mr. Rowley sold his company to Codina Group where he ran their Ft. Lauderdale office for seven years before returning to Rowley Group. Mr. Rowley oversees a commercial real estate brokerage team that annually leases and sells over $100 Million in properties. Mr. Rowley was named Broker of the Year for NAIOP of South Florida in 2002, Member of the Year in 2003 and served as it President in 2007. Mr. Rowley attended Clemson University and holds the Master of Corporate Real Estate (MCR) designation from Corenet Global and currently serves as a national instructor. See www.rowleygroup.net
